Project Narrative

Interior alteration and addition within rear yard to existing single family dwelling at 814 W Newell St, Seattle, WA 98119. The project is currently in the permitting phase, and construction is intended to start in September.

The site is flat. Parking is readily available in the street and in the driveway when it is not occupied by a dumpster. Bathroom facilities, power, and water are provided on site. There is a vacant yard to the east of the residence that can be used for material staging. The access to the work area is via the driveway and up 3 steps (6’ wide), and the gate will be removed for easier access. An on-site superintendent will be available at all times, and a part time project manager is also available to coordinate questions with the architect and client. The house will be vacant at the time of work. The project is currently in permit review.

The three level addition (plus basement) includes an attic level office, upper level master suite (with fireplace, double vanity 2-head shower with glass enclosure, and free-standing tub), a main floor kitchen with stone counters, powder room, and deck, and also a basement bedroom.

The existing basement will have new flooring in the TV room, laundry, bathroom, and stair with structural updates as required to mitigate existing deflection along the west wall at the stairway. The basement will also have a new on-demand hot water heater within an existing closet and a new furnace will replace the existing one within the existing crawlspace. The crawlspace under the proposed water-tight east (covered) deck will also be enclosed and covered with a rat slab.

The existing main floor will have refinished flooring at the dining room, entry, living room, and stair/hall.

The existing upper floor will have refinished flooring at 2 bedrooms, hall, and a new closet will be added. The existing bathroom will also be gutted and refinished.

The entire roof will be replaced to match the existing composition shingles, and a portion of the proposed deck will have a flat roof membrane below. The new soffit, fascia, gutters, and downspouts will also match the existing condition. The addition will be sided with shakes to match the existing, and the entire exterior will get re-painted. Replaced windows will be fiberglass with wood interior veneer.

The interior finishes will be paint-grade, and most products have not been selected at this time. Please provide placeholders for mid-range pricing on tile, cabinet grade, etc.
